Spalding DeDecker (SD) is providing comprehensive civil engineering and surveying services for The Shores at Crystal Lake, a new mixed-use residential community in Pontiac, Michigan. Situated on a 34-acre peninsula, the development will feature approximately 1,200 residential units, extensive pedestrian trails, waterfront access, retail amenities, and community gathering spaces designed to create a village-like atmosphere.
SD’s work supports a multi-phase approach that transforms a former affordable-housing site burdened with undocumented fill, buried debris, and aging infrastructure. Services the team is providing include wetland delineation, tree identification, easement vacation, parcel condominium establishment, ALTA/boundary surveys, and full site engineering—from concept planning through paving, grading, and utility design.
Our solutions emphasize sustainable practices, including green infrastructure, rain gardens, and strategies to reduce earthwork and improve safety and accessibility. By collaborating with the City and local residents, the project aims to create an inviting and inclusive community destination.
