Berkshire Pointe
Berkshire Pointe is an 86-unit detached condominium project by Pulte Homes. Located on Wixom Road, just a half mile south of Grand River Avenue in Novi, MI. Berkshire Pointe is close to Providence Park Hospital, excellent schools, shopping and parks, and is the newest gem in the Pulte family of quality-built subdivisions.
Spalding DeDecker (SD) was chosen to provide the following Construction Engineering Scope of Services:
- Inspection and Construction Management of Storm Sewer, Sanitary Sewer, and Water Main Utilities
- Inspection and Construction Management of Public Roads
- Soil Erosion and Sedimentation Control Inspection
- Footing and Final Grade Inspections
The Challenge
Property value is based on not just looking at what’s above ground. Solid infrastructure – proper soil conditions, water main placement, adequate drainage, etc. – is necessary for solid home construction and value. This project called for the installation of two sanitary sewer lines to be bore and jacked, measuring 250 feet and 350 feet, both at minimum slope. Because the lines were to be gravity fed, accurate installation was both delicate and difficult.
The Solution
For installation of the challenging sanitary sewer lines, SD inspected both “Bore and Jacked” lines – a method of pipe installation that simultaneously pushes a steel pipe housed in a metal casing through the ground, while rotating augers move the soil to the back of the casing pipe.
