The City of Rochester Hills has awarded a contract to Koala-T Construction to perform concrete road replacement within your subdivision. Work is tentatively scheduled to start in the Valley Stream Subdivision on the first week of July. Typically, it takes approximately 6 to 8 weeks to complete both sides of the road and driveways. Please note the extent of selective driveway repairs is only within the City's right-of-way (ROW), which is typically 16 feet from the back of curb.
Weekly Constant Contact updates will be sent to any resident who signs up regarding status of where the contractor is working and where they will proceed next.
Scope of work includes:
•Remove and replace the existing 8-inch concrete over the 6-inch aggregate base.
•Install 6-inch edge drain under the back of curb where applicable.
•Selective replacement of driveways up to the ROW line.
•A typical replacement takes about 4 weeks per each half side of the road.
Spalding DeDecker (SDA) is the City's consultant providing full-time inspection and construction engineering services.
Frequently Asked Questions
Will sprinklers and other items located within the right-of-way be affected?
The public road ROW typically extends 16½ feet from the back of curb. The contractor's paving operations will generally impact an area of 3 feet from back of curb. If you are within the limits of the proposed replacement work and have sprinkler heads/lines within 3 feet of the back of curb, we ask that you excavate the lines and pull back the sprinkler heads/lines out of the construction influence area. In addition, we ask that you turn off sprinklers so as to keep the construction area clear of water and maintaining quality of road replacement. Once the road construction is completed and the area behind the back of curb has been backfilled you may reinstall your sprinkler lines and heads before the topsoil and seed are placed. Any sprinkler head/lines that are not temporarily relocated by the homeowner and are damaged will not be repaired by the City or contractor. Other landscape items such as decorative rocks, plantings, etc. should also be relocated to 3 feet from the back of curb. In the case of decorative brick paver driveways, the contractor will remove the bricks and stack them neatly outside of the construction area. Homeowners will be responsible for resetting the brick pavers. For specific locations of work, please be on the lookout for paint mark-ups identifying the limits of the repair work.
Will mail delivery be affected?
Mail service will continue throughout the duration of the project, with minimal delays and minor disruptions. Temporary mailboxes will be grouped at a single location on either end of the repair area so residents and USPS can easily access them. The contractor will make efforts to pave around decorative brick mailboxes. If your brick mailbox is removed it will not be reinstalled by the contractor. New mailboxes must conform to USPS standards. Please reference www.usps.com/manage/mailboxes.htm for standards.
Will trash pick-up be impacted?
Minimal disruption may occur to disposal services. Please locate your trash and recycle bins on the side of road open to traffic to help accommodate pick-up during construction. Please label house address on trash and recycle bins to help keep track of bins. You may want to coordinate with your neighbor on the opposite side of the street to set trash and recycle bins next to theirs. We will also be working with the contractor to help in moving trash and recycle bins if needed. Please call with any concerns or accommodations you may need.
Will there be road closures/where should we park?
Local access will be maintained throughout the duration of the project. While the Intent is to have one lane of traffic open at all times and no scheduled road closures, there may be certain operations that require the temporary closure of the roadway. The Rochester Hills Fire Department will be notified of any such closures and the contractor will have the road open to at least one lane of traffic by the end of the workday. Please park vehicles at least 20 feet away from the construction barrels at both ends of the project limits so the contractor has adequate access to the construction area. Other typical parking options, while the road is under construction on your half of the street, is to coordinate parking your vehicle in the neighboring driveway across the street or on an adjacent street that is not being worked on.
Will bus stop locations be effected?
The City will review and coordinate the bus stop locations with the schools and minimize conflicts. The stops will be maintained at all times during the school year.
Private work?
The Contractor and Subcontractor shall NOT perform any private work within the project area until the work under this Contract is completed unless written approval is received from the City of Rochester Hills.
